Lettings & Landlords
At JS Electric Installations, we have been issuing all necessary landlord certificates following a testing and inspection of the electrical installation and circuits, wires and appliances in the rented properties throughout Brighton and surrounding areas for many years. This has allowed us to gain extensive knowledge and experience in all areas of the trade. Our engineers are all NICEIC approved, making us a safe choice when it comes down to checking your electrical conditions and receiving your certificates.
These are two inspections we carry out regularly to our commercial and domestic customers. These are PAT testings and Periodic Testing (EICR) is a service where we assess all portable appliances in the property, to ensure they are working to the correct required standards. this is often a frequent reoccurring service service for our commercial customers who use their electrical appliances multiple times on a daily basis.
It is mandatory that all rented properties undergo EICR testing to ensure the condition of the electrics in the property meets the required standards. Electrical installation condition reports (EICR), also known as 'landlord safety checks', are a requirement for insurance providers, therefore making them a requirement by law.
EICR testings are made up of fixed wire testing, internal inspection of all aspects of the electrical distribution system to ensure optimum safety. At JS Electric Installations, we check all areas of your installations, including the main incoming supply, right through to the light fittings and sockets. Once we are happy that everything is working to its highest potential, we will gladly issue an electrical installation condition report, stating a pass.
As well as this, a periodic inspection is required, to assess the electrical wiring of the circuits, for any signs of general wear and tear. This is imperative as it can be difficult to know for sure if there are faults with the wires, without a periodic inspection. A fault with the wiring could not only cause your rented property to suffer damage from a potential electric fire, but it could also be detrimental to your tenants living in it.
At JS Electric Installations, we advise all landlord customers to have their electrical safety certificates renewed every 5 years, and each time the tenancy changes. This allows you to feel confident that your rented out property is a safe, hazard-free environment, preventing damage and destruction.
